Foundations need a permit and a plan
Any foundation for a heated addition or a garage needs a building permit and drawings, and footings are inspected before the walls are poured. Footings go below the frost line, which is about four feet down in Oxford County, and the size depends on the soil and what sits on top. The concrete contractor usually works alongside your builder or designer.
Garage and shop floors
A garage floor takes salt, slush and the weight of vehicles all winter. It should be air-entrained, at least 4 inches thick on a compacted base, and sloped toward the door or a drain. In a heated shop, rigid insulation under the slab, or in-floor heating tubes, go in before the pour.
Pads for sheds and hot tubs
A full hot tub can weigh several tonnes, so it needs a slab, not patio stones. A shed on a concrete pad stays level and dry. Most shed pads don't need a permit, but the shed still has to meet zoning setbacks.
Questions
Do I need a permit for a foundation?
Yes, for any addition, garage or other building that needs a building permit. The permit covers the footings and foundation, and they're inspected before backfilling.
Can you replace just my garage floor?
Yes. The old slab is broken out and removed, the base is fixed and compacted, and a new slab is poured, usually with better slope to the door.
How thick should a hot tub pad be?
Usually at least 4 inches on a compacted base, often with reinforcement. Check your hot tub maker's requirements, as some ask for more.
Can concrete be poured in winter?
Yes, with heated blankets, accelerators and frost protection, which is common for foundations. Flatwork like driveways and patios is usually better in warmer weather.
